In short: this site sets no analytics or advertising cookie until you accept one. Reject non-essential cookies and no third-party script is loaded at all — not Google Analytics, not Google Ads, not Google Tag Manager, not the Meta Pixel. Your choice is remembered in your browser and you can change it at any time.
1. What cookies are
A cookie is a small text file that a website asks your browser to store, and that your browser sends back on later requests. Cookies let a site recognise the same browser across pages and visits. Related technologies do the same job by other means: local storage keeps data in the browser without sending it anywhere automatically, and a pixel is a tiny request to another company’s server that tells them an action happened. In this policy “cookies” covers all three.
2. Our approach on this site
Estate 108 (Estate One O Eight Infra LLP) runs this site on a deny-by-default basis. Before you make a choice, Google Consent Mode v2 is set so that ad_storage, analytics_storage, ad_user_data and ad_personalization are all denied. Only functionality_storage and security_storage are granted, because the site cannot work safely without them.
Beyond that, the vendor scripts are not merely blocked — they are not injected. If you reject non-essential cookies, your browser never contacts Google or Meta because of this site. The two banner buttons, Accept all and Reject non-essential, are deliberately given the same size and prominence.
3. The three categories we use
- Strictly necessary. Needed for the site to load, to remember your cookie choice, and to resist abuse. These are always active and do not require consent.
- Analytics. Tell us which pages are read, how people move through the site, and where they give up. Aggregated, and used to improve the site.
- Advertising. Let us measure whether an advertisement on Google, Facebook or Instagram led to a genuine enquiry, and let those platforms show our advertisements to people who have visited this site.

The exact Google Analytics suffix in _ga_<id> depends on the measurement ID configured for this site. No measurement ID is configured at present, so nothing in the analytics or advertising tables below is set by anyone — no vendor script is loaded. Those rows describe what would be set if analytics were switched on, and this page will be updated before that happens.
5. How your choice is stored
Your choice is kept in your browser’s local storage under the key e108_consent. The record holds three things: whether you accepted or rejected, the date and time, and the version of this policy that was current. It stays on your device and is not transmitted to us.
When we materially change the vendor list or this policy we raise the version number. Any stored choice carrying an older version is treated as out of date, and the banner asks you again rather than assuming your old answer still applies. The current version is 2026-01.
6. Changing or withdrawing your choice
You can change your mind at any time, and it takes one click. Use the button below, or the “Cookie Settings” link in the footer of every page.
Reopening the banner clears the stored record and asks you again. If you then reject non-essential cookies, no further analytics or advertising script will load. Cookies already placed by Google or Meta on an earlier visit are not removed by this action — clear those through your browser, as described next.
7. Browser-level controls
Every major browser lets you see, block and delete cookies, and each keeps its own instructions up to date. Look under Settings for Privacy, then Cookies and site data:

We revise this policy whenever we add, remove or reconfigure a tool that sets cookies. The date at the top of the page shows the current version, and a material change raises the consent version so that you are asked again. We do not quietly add vendors to an existing consent.
